How can I find out the size of my land?

Measuring land is easy. Simply go to Google Earth [https://earth.google.com] and do the following:

  1. 1. Put in your postcode (or the nearest postcode to your land). The search bar is located on the top left
  2. 2. Press the 'Tools' tab on the top left
  3. 3. Then press 'Measurement'
  4. 4. Use your mouse to circle the boundary of your land. You will need to click the left button on your mouse for each corner.
  5. 5. Once you have fully circled the boundary of your land, its size will be displayed on the right-hand side.
  6. 6. Click the 'Area' tab and press on 'Acres'
  7. 7. You will then see the total size of your land in acres.
Will planning permission increase the value of my land?
Yes, generally speaking, getting planning permission will increase the value of your land significantly. The average price paid for an acre of land in England is £11,000.00. With planning permission, an acre of land could be worth as much as £3 million. As a broad guide, an acre of land with planning permission can be worth £350,000.00 in remote areas to over £3 million per acre in areas such as the Home Counties. The government has recently introduced new planning policies, which may make it easier for you to get planning permission for your land.

  • 4. Grey Belt - Grey Belt land is land located within the Green Belt that have low environmental or landscape value.
  • 5. Agricultural Land (Grades 1 – 5) - This is land used for farming. Grades 1 – 3a are classed as "best and most versatile".
  • 6. Open Space / Recreational Land - This includes parks, playing fields, and public open areas.
  • 7. Commercial or Industrial Land - Land used for shops, offices, warehouses, or factories.
